Impressive residential building on the Meuse River

STATON Bouw is realizing 124 dwellings at the old pier west of the Flying Dutchmanstraat in Rotterdam. All homes have a view of the Nieuwe Maas and the project named Waterside II has a special design by Eentien Architects.

Construction began in February 2022 and the homes are expected to be delivered in late 2023/early 2024. The project consists of rental housing in the medium and upper price range. The floors of the complex rise in stages from three layers to ten layers on the river side. The lower floors will house the various apartments and the top floor a penthouse. The project consists of 113 sustainable apartments in 24 variants and 11 ground-level homes. The surface areas of the homes range from 65 to as much as 190 m2, and they all feature outdoor space, such as a (loggia) balcony, conservatory and/or terrace.

"The project has a special appearance," explains chief executive Alex Krijnen of STATON Bouw. "Because of the round shape of the entrance in combination with the stepped construction, but of course also because of the beautiful location on the Maas." The triangle-shaped building block stands on an underground parking garage and a collective roof garden will be realized on top. For STATON Bouw it is a beautiful project and even the largest so far, says work planner Stanley Muilwijk. "The exterior facade will be nicely finished with composite cladding at the front. On the courtyard side will be wooden cladding. The courtyard garden will be laid out for communal use."

Much attention was also paid to sustainability and home comfort. "There will be a sustainable installation with heat pumps and solar panels and the roof will be a green roof. In addition, the apartments will have an open balcony and a soundproof box, so residents can sit outside without noise pollution from the Van Brienenoord Bridge."

So far, the construction of the project is going well. Krijnen: "We have good agreements with our suppliers, so if we order on time, the materials will also arrive neatly on time." Cooperation with the various subcontractors is also going smoothly. For example, Mulder Betonbouw is providing the concrete shell, Van den Pol Elektrotechniek the electrical installations and Linthorst the WKO installation. "We have carefully coordinated who can work when and on which part of the floor, so that we don't get in each other's way. That takes some time to plan, but as a result we don't have any surprises."

The overall Waterside project will include three complexes in the future: Waterside I was built in the 1990s and there are already plans for Waterside III: an apartment building some seventy meters high. The municipality wants to green the quay at Waterside I and the outdoor space of Waterside II and III so that residents can enjoy the river banks. The intention is for Rotterdam residents to be able to walk and relax in this pleasantly designed public area.
